Know what terms buyers are using when searching for a property

When you bought your home, there were likely aspects that helped you fall in love. Now that you are selling your home, you may think those same aspects and features will appeal to willing buyers. However, this may not be the case.

Just because something appealed to you doesn’t mean it will appeal to other prospective buyers. It helps to know what buyers are looking for when they search for a home. Know what terms buyers use when searching


In May of 2018, Rightmove offered a keyword search facility for people using their site. Up to this point, prospective buyers were basing their property search on location, price parameters and the number of bedrooms. However, with the inclusion of keyword search terms, buyers can narrow down the search results they look through, speeding up the search process.

The Top 5 search terms used by buyers on the Rightmove site are:


1. Garage

2. Annexe

3. Acre

4. Garden

5. Detached

If you don’t have any of these features at home, don’t panic. While these are the most popular search terms, they are far from the only terms used by buyers looking for their next home. Also, you’ll see that the leading searches indicate that people are looking for space and additional room in and around the house.

You probably don’t need to be reminded that buyers want space, but it never hurts to consider this. These findings reinforce the importance of decluttering a property before you begin the sales process. A decluttered home is tidier, it is easier to clean, and it offers more space. You also find a decluttered home is appreciated because it has fewer of your personal belongings and mementoes.

Provide buyers with the chance to picture themselves in your home


It is not as though all buyers think you have terrible taste in accessories and household items. However, if your memories are littered throughout a house, it becomes harder for a prospective buyer to imagine themselves living on the home. If you are selling your home, and you want to make the best possible impression on potential buyers, declutter and create as much space as you can.
