Spring 2018 Sales Market Comment by Eitan Fox

As we enter Spring the first 3 months of 2018 have seen the residential prime central London property market stabilising. This time last year prices were -6.7% down compared to this year of -0.7%.

We have also experienced a greater amount of interest from overseas buyers compared to last year and with still low levels of stock on the market this is a combination for a more competitive market place.

A note of caution the properties that we have sold this year have been correctly priced and those which have remained on the market where vendors are still holding out for a price based on their expectation and not the expectation of the market place. It is a fine balancing act but which savvy vendors are coming to terms with.

Overall the first quarter has been positive and we are filled with optimism that as long as buyers are willing to take a mid to long term view and understand the P.C.L. market is not going to be a ‘fire sale’, but they can find value for money, then the next quarter will provide continued improved activity.
