We were hugely encouraged by the last quarter of 2017. The demand for rental property increased significantly with large flats and houses letting as well as the smaller one and two bedroom flats. We found we were able to achieve asking rents for many of our clients as stock levels dwindled and demand was sustained. January has so far been a little slower.

The key to success for an agent is to find the right balance between asking a rent that maximizes the return for a landlord but is not so high that it is uncompetitive in the market place. Void periods destroy a landlord’s income stream so the agent needs to get it right. Tenants shop around and are aware of what other opportunities there are. The online portals make it easy to see what else is available. We do our utmost to advise our landlord clients on all aspects of the market. Offering the property at the right rent level is key and this, combined with good presentation will ensure optimum results.

We provide our landlords with tips on anything that needs to be done to make the property more appealing to the target market. Properties need to be freshly decorated, in good order with a feeling of being well cared for. Tenants want good landlords as much as landlords want good tenants!
