The early summer demand we reported in May has continued into July, with the traditional movement of families relocating to London and wanting to settle in before the start of the academic year in September. As predicted, there is a general shortage of houses and large flats this year in the key areas close to international schools. Other sectors of the rental market are less active with the exception of studios and cheaper one bedroom flats which are in demand from international students looking to live close to their university campus (we house many students from imperial college, UCL and LSE). Inevitably the market is not as busy as it was a few years ago and consequently rents have adjusted in keeping with this trend. However, some landlords have sold their properties and there are fewer new investment properties coming onto the market which has helped to stabilize rent levels. It is vital for landlords to ensure their properties are well presented and freshly decorated in order to attract a tenant, it is still a competitive market. Read More
