Following the quiet spring, the lettings market is active again and particularly busy with families. Summer has always been the time when corporate family relocations are made so that children can enrol in a suitable new school and a home can be chosen nearby. For families with children the school is the starting point before the home search can begin in earnest. We are fortunate that there are so many excellent UK and international schools in central London, particularly in Westminster and Kensington and Chelsea and of course the American School in St John’s Wood. At Plaza we are able to offer a wide choice of homes in all these areas.

Whilst location is paramount, tenants are also discerning and families look for a practical home which primarily caters for their children’s needs. Tenants without children are usually more focused on the interior styling of the property and we experience strong demand for newly refurbished contemporary flats across all rental price brackets.

As Summer progresses the enquires will pick up for one bedroom flats and we are already lining up tenants for properties ahead of time. September is the busiest month for international students looking to rent and for new recruits in the City all of whom usually prefer one bedroom properties.

Rent levels remain constant; some properties attracting multiple bids. Presentation is key and well maintained, well presented properties attract a tenant fastest.
