Once Brexit has been finalised on January 31st we expect there to be an upturn in corporate relocations as stability sets in and companies can look ahead with clarity, growing their workforce in London in order to maximize business with our future trading partners outside of the European Union.


I’m delighted to report that there is a growing sense of optimism within the property sector. Once Brexit has been finalised on January 31st we expect there to be an upturn in corporate relocations as stability sets in and companies can look ahead with clarity, growing their workforce in London in order to maximize business with our future trading partners outside of the European Union.

We experienced a small flurry of tenants looking to move home before the Christmas break with all sizes of property still in demand but January has started slower than expected, the positive feeling being expressed has not yet manifested into a ‘Boris Bounce’ in enquiries but we believe it is only a matter of time before people begin to feel confident making decisions that they have been holding off for the past three years.

Despite the slow start to the year there is still a severe shortage in supply of available rental property across the board. Those applicants in the market are expecting well presented, freshly decorated and recently refurbished properties regardless of size or price. Older style properties are sticking on the market so Landlords do need to ensure their property is immaculate and stands out to minimise void periods. We can offer advice to Landlords on presentation tips, decoration tips or oversee a full refurbishment.

In legislative news the Queen’s Speech in December set out a Renters’ Reform Bill that will abolish the use of ‘no fault’ evictions by removing Section 21 of the Housing Act 1988 and reforming the grounds for possession. Talks are on-going as to how this will be implemented to ensure landlords have the ability to regain their properties easily, if needed, once Section 21 is removed.
