Whilst the rental market is considerably brighter than a year ago, it is patchy with fluctuations in activity. The year started with an extremely busy January but demand has not been constant and our outlook for the year ahead, although optimistic, is cautious. The mixed economic news and new higher taxation is worrying. Some high earners and hedge funds have left London but we have not seen a mass exodus. It is important that London remains the global financial centre as the market relies heavily on demand for rental property from the City. Sadly the General Election, without a decisive result, has caused uncertainty. Until the new Government policies are confirmed, confidence is unlikely to return to the City. The instability in Europe is cause for concern but could have a positive effect for us if investors prefer the UK as a safer option. Stock levels have seen a turnaround from last year when the market was flooded with property that could not sell. With the current strong sales market, much has been sold. Now there is generally a lack of supply and this should cause rents to strengthen. If demand keeps up, rents will increase during the coming months. Fiona Guthrie Lettings Director Plaza Estates
The most obvious facet in the rental market at present is the extreme shortage of properties available for rental. Whilst this is a frustrating situation for agents and prospective tenants alike, it must inevitably result in rents increasing in the future. The new year began in an extremely positive fashion and we were very busy, particularly with enquiries for property at the high end of the market and especially for large houses. The market slowed a little, possibly due to the awful weather conditions in February and the nervousness caused by the recent general election. However now that the election is behind us and we have two, relatively landlord friendly parties in government dictating public policy, we believe we are seeing an increase in our instructions which is bound to result in greater activity so we are generally optimistic for the coming months.
